Park models, destination trailers and travel trailers
A park model RV is intended for temporary recreational, camping or seasonal use. A destination trailer’s name describes a product category, not permission to use it as a permanent dwelling. Confirm the actual certification, permitted site use and delivery arrangement before paying for either.
Start with the certification on the unit
RVIA’s park-model definition describes a single living unit on a wheeled chassis, certified by the maker to ANSI A119.5, with a gross trailer area ceiling of 400 square feet in setup mode. The definition also specifies a transport-width condition for the smaller-area category; do not treat a sales brochure’s loft or deck area as the certified measurement.
RVIA lists ANSI A119.5 separately from NFPA 1192. Read the unit’s certification and applicable standard instead of deciding by its refrigerator, pitched roof, residential-looking windows or destination-trailer name. An RV standard does not itself grant local residential occupancy.
| Description | Question that matters |
|---|---|
| Travel trailer | Can the actual tow vehicle move it loaded within every rating? |
| Destination trailer | What standard and ratings apply to this specific trailer, and how often will it move? |
| Park model RV | Does the site accept the certified unit and its intended seasonal use? |
Four hundred square feet is not a site approval
For a simple rectangle, an assumed 12-foot width and 33-foot length multiply to 396 square feet. That arithmetic is not a certification calculation: protrusions, lofts and the standard’s measurement rules still matter. Nor does a small footprint exempt the installation from setbacks, utility rules or occupancy limits.
Budget for arrival and departure
Request a delivered-and-installed quote that separates the unit, transport, route permits, setup, utility connections, skirting and any deck work. Establish who owns added structures and who must remove them when a lease ends. Do not compare that total with a trailer-only advertised price.
A large destination trailer may still need specialist transport because of its actual dimensions or weight. A park model can be moved again when its condition, route, permits and equipment allow; “only moved once” is not a reliable definition.
For frequent touring, compare travel trailers and fifth wheels. For proposed year-round living, resolve local permission and the full-time ownership obligations before treating either RV category as a house.
